What to look for
Signs it is time to replace, not repair
Granules in the gutters
Piles of dark sand at the downspout mean the shingle surface is wearing off and UV is reaching the mat underneath.
Curling, cupping or brittle shingles
Once shingles lose flexibility they crack when walked on. Patching a brittle roof creates the next leak.
Repeat leaks in different places
One leak is a repair. Three leaks in three locations is a roof telling you it is finished.
Twenty years or more in Georgia sun
