What to look for

Wash
Chalk, pollen and mildew come off first. Paint over that and it peels in a year.
Scrape and sand
Failing coating removed back to a sound edge, then feathered so it does not telegraph.
Repair
Rotted trim replaced before it gets painted. Paint does not hold up soft wood.
Caulk
Joints, seams and penetrations sealed so water cannot get behind the finish.
Prime
Bare wood and stains spot-primed for adhesion and uniform sheen.
Paint
Two coats where the surface calls for it, with cut lines that hold up in daylight.
