What a Roof Replacement Actually Costs in North Georgia

Six things decide the number on your estimate, and only one of them is the shingle you pick.

Why nobody can quote your roof over the phone

Any contractor who gives you a firm price before seeing the roof is guessing, and the guess protects them, not you. Either it is padded to cover what they have not seen, or it is low and the number changes once the tear-off starts.

A real estimate comes after somebody measures the planes, counts the layers, checks the pitch and looks at the decking condition. That inspection is free with us and you keep the findings either way.

1. Square footage, measured in squares

Roofers price in squares: one square equals 100 square feet of roof surface. Your roof area is always larger than your home's floor plan because of pitch and overhangs, which is why a 2,400 square foot house is rarely a 24-square roof.

2. Pitch

A walkable pitch is a normal day's work. A steep pitch means staging, harnesses, slower movement and more labor hours for the same square footage. Pitch alone can move a price meaningfully.

3. Complexity

Every valley, dormer, chimney, skylight and wall intersection is flashing detail, and flashing detail is where roofs leak. A simple gable roof and a cut-up roof of the same size are not the same job.

4. Layers to remove

Tear-off and disposal cost money. A roof carrying two layers costs more to remove than one, and layering over an existing roof, which some contractors will offer to save you money, hides the decking and shortens the life of everything you just paid for.

5. Decking condition

This is the line item nobody can predict from the ground. Once the old material is off, any soft or rotted sheathing has to be replaced. Reputable estimates state a per-sheet price up front so you are not negotiating on the day.

6. The system you choose

Where storm claims change the math

Common questions

Sometimes, but read what it excludes. Bids get cheap by skipping ice-and-water shield, reusing flashing, omitting decking allowances or carrying thinner insurance. Compare scopes, not just totals.
