Repair or Replace? How to Tell Which One Your Roof Needs

A repair on the right roof buys years. A repair on a worn-out roof just moves the leak.

Start with age, then look at condition

Asphalt shingles in North Georgia heat rarely deliver the full number printed on the wrapper. A roof under twelve years old with one isolated problem is usually a repair. A roof past twenty with multiple problems is usually a replacement. Between those, condition decides.

Repair is usually right when…

  • The damage is confined to one area or one slope
  • The rest of the field is flexible, sealed and holding granules
  • The failure is a component, a pipe boot, a section of flashing, a valley
  • The decking underneath is dry and sound
  • You are inside the first two-thirds of the roof's realistic life

Replacement is usually right when…

  • Leaks keep appearing in different places
  • Shingles are brittle and crack when walked on
  • Granule loss is widespread and the mat is showing through
  • The deck feels soft underfoot
  • Storm damage is spread across multiple slopes
  • You are selling soon and buyers are asking about roof age

The math most people skip

Compare the repair cost against remaining life, not against replacement cost. Spending fifteen percent of a replacement on a roof with two years left is bad value. Spending the same on a roof with ten years left is excellent value.

The other cost is interior damage. Chasing repairs on a failing roof can end up costing more in drywall, insulation and paint than replacing it would have.
